Part of Living in Castaic
Overview
Published by Michelle & Jon Dubner | Dubner Real Estate Group | Equity Union
Castaic is the most rural of the six Santa Clarita Valley communities Jon and I cover, and that rural character is exactly why wildfire readiness matters more here than almost anywhere else in the valley. Much of Castaic sits along the I-5 corridor at the northern edge of Los Angeles County, bordered by open hillside and, in some pockets, genuine equestrian acreage. Michelle and Jon Dubner put together what Castaic homeowners actually need to know before this year's peak fire season.
Key Takeaways
- The 2022 Route Fire grew to more than 5,200 acres and shut down both directions of I-5 near Castaic, a direct reminder of how quickly a hillside fire can affect this community.
- LA County Fire requires up to 100 feet of cleared defensible space around structures, and up to 200 feet in higher-hazard conditions common in Castaic's more rural pockets.
- California's FAIR Plan, the state's insurer of last resort, now covers roughly 5% of California's single-family homes statewide, with far higher concentration in higher-risk zip codes.
- Peak wildfire risk in the Santa Clarita Valley runs roughly July through October, with the most dangerous stretch in September and October when Santa Ana winds pick up.

Why Does Wildfire Readiness Matter More in Castaic Than Other SCV Communities?
Castaic's larger lots, equestrian properties, and proximity to Castaic Lake and open hillside are a big part of its appeal, and they also put more of the community directly against wildland. In August 2022, the Route Fire grew to more than 5,200 acres and shut down I-5 in both directions near Castaic, with southbound traffic stopped at Vista Del Lago and northbound stopped at Lake Hughes Road. Jon and I bring this up with buyers early, not to scare anyone off Castaic, but because it is a real, recent example of how fast conditions can change here.
What Does Defensible Space Look Like on a Larger Castaic Lot?
LA County Fire's defensible space requirement, up to 100 feet around a structure and up to 200 feet in higher-hazard conditions, applies just the same on a five-acre Castaic property as it does on a standard suburban lot, it just takes more work to maintain. On horse properties and larger parcels, that means clearing brush around barns, sheds, and other outbuildings too, not just the house. Home hardening basics still apply everywhere: boxed-in eaves, ember-resistant vents, and non-combustible fencing near any structure.
What's Happening With Home Insurance in Fire-Prone Parts of Santa Clarita?
California's FAIR Plan now covers about 5% of California's single-family homes statewide, up from 1.5% in December 2020, and the state has approved a 29.1% average rate increase effective October 15, 2026. Rural, hillside-adjacent addresses like many in Castaic are more likely to fall into FAIR Plan territory than a tract home in a newer, flatter subdivision. It is worth knowing where your specific address stands well before you need to file a claim.
What Should Castaic Homeowners Do Before Peak Season?
Walk the full perimeter of your property, not just around the house, clearing dead brush and debris within your defensible space zone. Because Castaic sits along a stretch of I-5 that has closed before during fire activity, it is also worth knowing your evacuation routes ahead of time rather than figuring them out during a wind event. Confirm your insurance is current, and if you are on a larger or more rural parcel, ask your carrier directly whether outbuildings and fencing are covered the way you assume they are.
What About Homes on Well Water in Castaic?
Some of Castaic's more rural properties rely on well water rather than a municipal supply, which adds one more consideration during fire season: confirming your well pump has backup power if the electricity goes out during an evacuation warning or an active fire event. Jon and I recommend asking specifically about backup power for well-dependent properties, since it affects both everyday reliability and your ability to keep water available during an emergency.
What Does This Mean If You're Buying or Selling in Castaic?
Buyers looking at Castaic's larger and more rural properties should ask about insurance status early in the process, specifically whether the address is FAIR Plan-only or still has standard-market options, since that can affect your total housing cost well beyond the mortgage payment. Sellers on these same properties benefit from documenting brush clearance and any hardening work with dated photos, because today's buyers and their lenders are asking these questions earlier than they used to.
