Selling a Home Through Divorce

Neutral. Discreet. Calm.

Jon and I have helped couples navigate this exact situation

for 20 years. Our job is to keep the home sale moving

while you focus on the bigger picture.

Truly Neutral

We don't take sides. We represent the sale, not one spouse over the other. Both parties get the same information, the same updates, and the same access at the same time.

Direct Coordination With Attorneys

We work alongside your attorneys, mediators, and the court when it's a court-ordered sale. You don't have to be the messenger between us and your legal team.

Discreet Process

We control showing timing, access, and information flow. Pricing decisions documented in writing. The neighbors don't need to know what's happening, and the sale doesn't get used as leverage.

Why a Neutral Agent Matters

Divorce is hard enough. Selling the family home in the middle of it shouldn't make it harder.

When you bring in an agent who represents one spouse more than the other, the home sale becomes another

battleground. Decisions get politicized. Communication breaks down. The home sits on the market longer than

it should and sells for less than it should.

Jon and I take a different approach. We're neutral. We work with both spouses (or with both attorneys if you're

not communicating directly). We document every decision. We move the sale forward without taking sides. Our

only goal is to protect the value of the home and get the transaction closed cleanly.

We've done this work for 20 years. We don't get rattled. We've seen the conversations get hard, and we know

how to keep things on track without adding to the chaos.

Situations We Handle

.

Voluntary sale where both spouses agree to list

.

Court-ordered sale with specific terms or pricing requirements

.

Buyout scenarios where one spouse is keeping the home and needs a market valuation

.

Sales where the spouses are not communicating directly

.

Pre-listing prep when one spouse has already moved out

.

Coordinating with kids' school schedules to minimize disruption

What We Won't Do

.

Push for a price one spouse wants over the other

.

Carry messages between spouses on personal matters

.

Make decisions without both parties' agreement

(or court direction)

.

Pressure you to list before you're ready, court-ordered or otherwise

We're real estate professionals, not therapists or attorneys. But we know how to keep the home sale on track

without adding to the chaos around it.

How the Process Works

.

1. Confidential Initial Conversation

You can meet with us together or separately. We listen, answer questions, and explain how we work.

.

2. Coordination With Your Attorneys

Once authorized in writing, we coordinate directly with your attorneys. This usually reduces stress on you.

.

3. Market Valuation and Listing Plan

We provide a market analysis with comparable sales and a recommended price range. Final pricing is your

decision (or the court's). We document everything.

.

4. Discreet Listing and Showings

We meet at the property or by video. We listen, learn the family's situation, and explain how the process works. Your attorney is welcome to join.

.

5. Negotiation, Escrow, and Close

We handle the offers, the inspections, and the close. Both parties stay informed simultaneously through Erin, our transaction coordinator.

F A Q S

Can we both meet with you together, or do we have to meet separately?

Either works. Many couples prefer separate initial meetings, then we coordinate from there.

How do you handle disagreement on price?

We provide a market analysis with comparable sales and a recommended price range. The final pricing decision is yours (or the court's). We document everything in writing.

Do you work with our attorneys, or do we have to coordinate?

We coordinate directly with your attorneys once you authorize it in writing. This usually reduces stress on you.

What if we're not sure if we want to sell yet?

That's okay. We're happy to provide a no-cost market valuation so you have real information for your own decision-making.

Is everything confidential?

Yes. We treat all communications with discretion.

Schedule a Confidential Conversation

We'll meet with you together or separately, whichever is easier. Everything stays between us.
