For families with the equity or financing to buy first, we structure the purchase with a contingency on your home's sale, then list your current home immediately so the timing aligns.

Which path is right for you depends on your equity, your lender, your family timeline, and the current market.

Usually sell first, but it depends on your equity and financing. Path 1 (sell first with time to find the next home) works for most families. Path 2 (buy first with a sale contingency) works for families with the equity or lender flexibility to support it. We help you decide.

What if our new home doesn't appear before our old home sells?

We negotiate terms on the sale that give your family time to find the next home — often 30 to 60 days in a leaseback or extended close. You're not racing.

What if we end up needing temporary housing?

We have relationships with short-term rental providers and storage facilities if a gap is unavoidable. Most of our move-up clients don't need this, but we have a plan if it comes up.

How do you handle the timing of two separate escrows?

Erin (our transaction coordinator) runs both timelines in parallel. We give you a weekly briefing that shows where each transaction stands and what's coming next.

What if we want to keep our current home as a rental instead of selling?

That's a different conversation but one we can have. We can connect you with lenders who specialize in landlord financing and help you decide if it makes financial sense.
