We meet at the property or by video.

We listen, learn the family's situation, and explain how the process works. Your attorney is welcome to join.

2. Coordination With Your Attorney

We coordinate directly with your probate or trust attorney to align on timelines, required notifications, and signature flow.

3. Property Assessment

Walk through the home together. We tell you honestly what's worth doing (cleanout, light repairs, paint) and what isn't worth the investment for a probate sale.

4. Vendor Coordination

If cleanout, repairs, or staging are needed, we bring in trusted vendors and oversee the work so the family doesn't have to.

5. Listing and Sale

Professional marketing, controlled showings, multiple-offer management when applicable, and all court-required disclosures handled.

6. Close With Care

Erin (our transaction coordinator) manages every deadline, document, and disbursement. Heirs receive clean records for the estate.

Do we have to fix up the home before selling?

Not necessarily. Many probate properties sell "as-is." We'll walk through with you and give an honest assessment of what's worth doing and what isn't.

How does the court-confirmation process work?

For court-confirmed sales, there's a specific process including a court hearing and possible overbid procedure. We've handled these and will walk your family through every step alongside your attorney.
